Owner Builder warranty is statutory warranty insurance. Home warranty Insurance is taken out by the Owner Builder in favour of the new homeowner (the purchaser of your home). It is compulsory for all residential building works carried out when:

1. The project cost (the works) are in excess of $12,000, and,

2. You (the owner builder) are selling your home within 6 years of the completion of works

Step 1: Obtain a suitable defects report. This is a special ‘Owner Builder’ report (137B of the Victoria Building Act 1993) that details structural and non structural defects. It is separate from your mandatory building inspections. In our opinion, the greater the level of detail included in the defects report the better you, as the Owner Builder, are protected during the statutory Warranty period.

What you need to know about the Inspector.
    1. Check they hold current Professional Liability insurance. Make a copy of the certificate of insurance. Check the expiry date. Store details in your Owner Builder file.
    2. As a rule inspectors will require about a week to complete the defects report
    3. The date of the defects report must be no more than 6 months before the date of the approval for insurance (so make sure the report is not too old before you send it to us)
Prior to the Inspector arriving search your files for the following:
  1. Your building permit
  2. Any mandatory building inspections carried out during the construction works
  3. Any electrical and plumbing warranty certificates
  4. Your certificate of completion or occupancy
  5. And, if a pool was constructed, all details regarding the permits and inspections
  6. Please check: Make sure the Owner Builder name and address on the Owner Builder building permit match the details in the occupancy or final certificate and defects report. Step Two: Prepare your application (checklist)
Our objective is to provide you with the fastest possible service. To enable us to do this we need to receive all of the required documents that support your application for insurance. So once you have your defects report it’s time to get the paperwork in order.
 
Check: To process your application for insurance we’ll require a completed Owner Builder Insurance Application Form.
Completed Application Form signed by the Owner Builder(s)
Copy of building permit issued by the local authority or building surveyor
Copies of electrical and plumbing certificates issued by your registered tradesman
Copy of certificate of completion or occupancy issued by your building inspector
Current defects report from your building inspector
If a pool was constructed, also provide construction details e.g. fibreglass or concrete
