Domestic building insurance is for the benefit of the subsequent purchaser of your property, not you as the Owner Builder. The policy covers the subsequent owner in the event that you as the Owner Builder dies, disappears or is insolvent, and the building works are incomplete or defective.
About Home Warranty Insurance in Victoria
Some insurers like to make hard work of Owner Builder Insurances: multi page forms, multi document preparation and requirements of certificate after certificate.
AOBIS is exclusive Owner Builder. We know a thing or two about this business and how to effectively and seamlessly assess Owner Builder insurances. Our whole purpose of existence is to serve Owner Builders. After a decade of experiences and purpose built underwriting systems coupled with seamless processes, we de-mystify insurance to make it easy and affordable. At the Home Warranty stage, only one thing matters to the Owner Builder – selling the home for maximum value. So, insurance companies should not get in the way.

Owner Builder warranty is statutory warranty insurance. Home warranty Insurance is taken out by the Owner Builder in favour of the new homeowner (the purchaser of your home). It is compulsory for all residential building works carried out when:
1. The project cost (the works) are in excess of $12,000, and,
2. You (the owner builder) are selling your home within 6 years of the completion of works
Step 1: Obtain a suitable defects report. This is a special ‘Owner Builder’ report (137B of the Victoria Building Act 1993) that details structural and non structural defects. It is separate from your mandatory building inspections. In our opinion, the greater the level of detail included in the defects report the better you, as the Owner Builder, are protected during the statutory Warranty period.
-
Check they hold current Professional Liability insurance. Make a copy of the certificate of insurance. Check the expiry date. Store details in your Owner Builder file.

-
The date of the defects report must be no more than 6 months before the date of the approval for insurance (so make sure the report is not too old before you send it to us)
-

-

-
Any electrical and plumbing warranty certificates
-

Please check: Make sure the Owner Builder name and address on the Owner Builder building permit match the details in the occupancy or final certificate and defects report. If they don’t please email us at This e-mail address is being protected from spambots. You need JavaScript enabled to view it and let us know the circumstances.
